Minutes to the October 9, 2007 Board Meeting

Present: Peter Aten, President; Brian Govang, Treasurer; Bob LaMarche, Secretary

Road Maintenance
As of the date of this meeting, all planned road maintenance work had been completed and inspected, with the possible exception of brush clearing along Eagle Cove Road. Brian will contact Herb Jordan to make sure final work was completed.

Recognition of Contributions for Revised Bylaws
The Board expressed appreciation of the group effort made to translate and edit the Association’s Bylaws in the process of modifying them as approved at the Association’s Annual Meeting last August. Because the original Bylaws were created in an uneditable Adobe PDF format, Brian had to hand-type them into an editable file. The rest of the Board then reviewed the new file and made edits where necessary to ensure their accuracy. The new document will soon be posted on the Association website in PDF format for member reference.

Association Dues
Brian reported that as of the meeting, about three-quarters of the membership had paid the annual dues as approved at the annual meeting. Second notices were to be mailed on or around October 20th. Members who haven’t yet paid are asked to do so as soon as possible.

Discussion of Lot Subdivision
Peter contacted Beddington town officials to get an update on their efforts to set development regulations for future lot subdivision. The Board wants to keep abreast of these regulations because they will have an impact on properties on both Beddington Lake and Spruce Mountain Lake. Although subdivision is not imminent in the latter case, the Board feels it is important to continue research because property owners on Spruce Mountain Lake would use a long stretch of our road and, in fairness, should also contribute to road maintenance. The Board decided to follow the situation closely in coming months to determine the final regulations on lot subdivision and start planning for the eventual impact on the Association.

Next Meeting
The next Board meeting will be held on January 15, 2008. Board members agreed to meet sooner if circumstances arise that require earlier discussion.
